Low Energy Buildings - is yours exempt?
This area of the legislation is probably the most difficult to interpret and define. However, having taken opinions, we are pleased to offer the following guidance on the subject.

Stand alone buildings with a total useful floor area of less than 50m2
Stand alone means free-standing - i.e detached. If the building is attached to any other building or part of a building this exemption is not permissible.
Low energy Demand Buildings
If there is any space ( such as an office) within the building where people would normally work without the need for outdoor clothing then an EPC will be required.

Planning Use Class as a guide

Most low energy demand buildings will fall into the planning categories of B3 - B7, although there may be a few in category B2. This is only a guide however and is NOT in itself an exemption.
