What is Involved?
The process for creating a Commercial EPC is certainly more complex than for domestic properties. The building is divided into 'zones' with details of the structure, function, insulation and building services of each zone recorded in as much detail as possible. This information is entered into approved software which generates the EPC, and a list of recommendations as to how to improve energy efficiency. This list is amended by the assessor to take into account the specific attributes of the building. It is therefore very much in the interests of the client to provide as much information as possible at the start of the process. Plans, 'as built' drawings, building log books and the like all provide rich sources of information to the assessor, which makes the EPC more accurate and saves time and therefore money! Up front information is added to during a site visit which also serves to give the assessor a good general picture and understanding of the builidng and how it functions.
It is our opinion that every commission should have a detailed site visit in order to make the EPC as accurate and representative as possible.
How much does it cost?
Every case is different and hence it is very difficult to offer blanket prices. For example a large retail 'shed' might only feature four or five zones and be relatively simple to deal with.A suite of offices, perhaps in an old building that has been modified and extended over the years although smaller, may present a greater number of zones and significantly more complex information gathering needs. How long does it take? As explained above, each case is different so a blanket statement is impossible and could be misleading. Our advice as ever is ' don't leave this to the last minute'. However at the quotation stage, we will give an indication of the timescales involved, and build this into our service level agreement. As a rough guide though, a small corner shop should be finished within a day or so. A large but essentially simple retail warehouse could a while longer . It may also be necessary to remove defunct business names from the Landmark listing prior to lodgement which can also take 24 working hours. We agree timescales in advance so you know when your EPC will be complete.
